Hurstbourne Update Tuesday, Mar 27 2007

Okay, it’s a new year let’s see how we’re doing.  For 2006 there were 35 homes that sold here in Hurstbourne, including one that sold twice.  Yes a home on Nottingham was sold, updated completely and then sold again.  Currently we have 12 homes on the market, 2 homes under contract wailting to close, and 7 that have sold and closed since the first of the year.  Again, the homes that have been updated are selling in less time than ones needing some work.  I love this neighborhood, and as gas prices rise (like they did yesterday, ouch!) I think we’ll see a little renaissance because we are so close to everything.  Stay tuned!

What’s happening in Hurstbourne Tuesday, Mar 13 2007

Yesterday, .as I did my daily power walk through the neighborhood, I got to thinking about why some homes in Hurstbourne sell quickly and others just seem to languish on the market.  I have some ideas based on when I had my home for sale, but I wanted to look at what was actually happening in the market.  today I pulled up all the 2006 listings that were cancelled or expired to compare with the ones that did sell.  Here’s what I found

101 S Lyndon Lane expired after 208 days on the market- price: $235000

1021 Colonel Anderson Pkwy sold after 223 days on the market at $20000 less than asking price

536 Leicester Circle sold after 192 days on the market, price reduced from $315,000 to $286,500

9015 Hurstwood Ct sold after 272 days on the market, price reduced from $314,900 to $281,000

9103 Hurstwood Ct sold after 215 day on market, price reduced from $344,900 to $300,000

I showed most of these homes to buyers and noted that they either needed serious updating, or had a small master bath.  Buyers are fussier than ever and expect a home to be in stellar condition or drastically reduced in price.  I had my home listed before I did the updating and only got low offers.  While it was listed I discovered I missed the convenience of the area and did a major overhaul and moved back in.  When I do decide to sell again, I will tear out the master bath and extend it over the breezeway to enlarge it.  The small master bath is an issue with most buyers in this price range.

More on Hurstbourne Friday, Feb 9 2007

Last year in July we had 4 sales and 10 listings.  A rare listing would sell quickly- if it was well priced and in primo condition, the rest averaged several months on the market.  And, days on the market would be skewed by the homes that were taken off market then put back on sale, thus restarting the days on market clock.  In October we peaked with 18 actives (only 3 sales) and still long days on the market.  December brought a little flurry, all those buyers on the fence took advantage of the great interest rates and some price reductions and generated 7 sales, leaving 13 still active and 107 days recorded as average days on market.  Remember, that number is skewed, there were several that were on the market over a year!

Hurstbourne 2006 continued Tuesday, Jan 23 2007

March brought us 3 sales, 10 active listings and 114 average days on the market.  I tired to sell my house last year.  I had many, many showings but no good offers.  Reasons given- it needed updating.  I have a small master bathroom and relatively small master closets.  Fortunately, I have room over the breezeway to eventually enlarge the master bath and create a large walk in closet.  Homes that can’t may continue to languish on the market.

Hurstbourne musings Saturday, Jan 20 2007

Last year I had several home buyers relocating into Louisville.  None of them wanted to be in Hurstbourne, although they all agreed it was conveniently located.  Why?  They all 3 felt that for the money, they could get newer property with larger master baths and other updates.  They were willing to trade distance and convenience for location.

Hurstbourne 2006 Saturday, Jan 13 2007

Okay let’s take a peek at 2006.  In January we had one sale and 9 active on the market.  In February we had no sales and 11 on the market.  Things are looking bleak.  Some of these have been for sale for a long time.  What do buyers want?  Quick answer- updates!

Hurstbourne fun facts Friday, Jan 5 2007

Okay, for those of you who don’t know, I am a Realtor here in Louisville, Ky.  I live in the City of Hurstbourne.  I moved away 2 years ago and wasn’t happy so when my house didn’t sell ( more on that later), I did some renovations and redecorating and moved back.  I love the area and it’s proximity to where I need to be.  Did you know that on January 1, 2005 Hurstbourne had 1 house sell and 9 actively for sale.  In July we peaked at 5 sales and 15 for sale.  For the year 2005 we had a total of 29 sales and at one point average days on the market was over 200!  Keep reading and see what 2006 was like.
