GLAR (Greater Louisville Assn of Realtors) statistics show the upsurge we’ve been seeing. 

Residential homes (single family and condos) sold from March 11-March 17 were 236 compared to 300 for the same time frame in 2006

Residential homes(single family and condos) sold from March 19-March 25 were 764 compared to 724 the same time last year.

A combination of better economic news  may have spurred home buyers into action finally.  Rates remain low for homeowners, so I think that many are coming off the fence again.

Four Seasons Update Tuesday, Mar 27 2007 

Okay we’re closing up the first quarter of the year, how are we doing?  Last year there were 21 homes sold in here in Four Seasons.  Currently we have 10 homes on the market, 2 under contract waiting to close, and 2 have sold and closed since the first of the year.  Not a bad start heading into the full Spring market.  Remember the key to selling is appeal.  Buyers want to see value in this market! 

Hurstbourne Update Tuesday, Mar 27 2007 

Okay, it’s a new year let’s see how we’re doing.  For 2006 there were 35 homes that sold here in Hurstbourne, including one that sold twice.  Yes a home on Nottingham was sold, updated completely and then sold again.  Currently we have 12 homes on the market, 2 homes under contract wailting to close, and 7 that have sold and closed since the first of the year.  Again, the homes that have been updated are selling in less time than ones needing some work.  I love this neighborhood, and as gas prices rise (like they did yesterday, ouch!) I think we’ll see a little renaissance because we are so close to everything.  Stay tuned!

As a realtor actively working with buyers and sellers, I’ve notice a nice surge in the number of appointments to see homes lately.  It was nice to see  the C-J article verifying  that homes sales are up and the “Spring Market” is kicking in a little early.  Read more

Four Seasons Tuesday, Mar 13 2007 

I currently have 2 listings in four Seasons, and I’m pleased to say that I am finally seeing the showing activity picking up.  Fortunately Four Seasons has remained in the middle price range that still has lots of buyers.  What buyers want is good value in a good location with amenities.  Four Seasons is close to shopping, schools, churches, and not too far from I-64, the Watterson, or the Gene Snyder giving it an edge over other areas.

What’s happening in Hurstbourne Tuesday, Mar 13 2007 

Yesterday, .as I did my daily power walk through the neighborhood, I got to thinking about why some homes in Hurstbourne sell quickly and others just seem to languish on the market.  I have some ideas based on when I had my home for sale, but I wanted to look at what was actually happening in the market.  today I pulled up all the 2006 listings that were cancelled or expired to compare with the ones that did sell.  Here’s what I found

101 S Lyndon Lane expired after 208 days on the market- price: $235000

1021 Colonel Anderson Pkwy sold after 223 days on the market at $20000 less than asking price

536 Leicester Circle sold after 192 days on the market, price reduced from $315,000 to $286,500

9015 Hurstwood Ct sold after 272 days on the market, price reduced from $314,900 to $281,000

9103 Hurstwood Ct sold after 215 day on market, price reduced from $344,900 to $300,000

I showed most of these homes to buyers and noted that they either needed serious updating, or had a small master bath.  Buyers are fussier than ever and expect a home to be in stellar condition or drastically reduced in price.  I had my home listed before I did the updating and only got low offers.  While it was listed I discovered I missed the convenience of the area and did a major overhaul and moved back in.  When I do decide to sell again, I will tear out the master bath and extend it over the breezeway to enlarge it.  The small master bath is an issue with most buyers in this price range.

February stats Thursday, Mar 8 2007 

February sales were up, reflecting the nice weather we had in January that brought out the buyers.

Total sales for February were 1016 homes sold for a total of $169,614,455, with an average list price of $166,845, and an average sales price of $161,845.

Total sales for February 2006 were 959 homes sold, for a total of $153,559,261, average lsit price was $160,124 and average sales price was $155,997.

We are not showing the wild market drops as many areas of the country, but inventory remains high and buyers are picky with so many homes to choose from.  Price and condition- I can’t stress it enough.
